I confirm I am willing to act as Guarantor for the above named tenant, the rental and tenancy of the above property (including any extensions or renewals). I guarantee the payment of the said rent and the performance and observance of the terms of the tenancy agreement (can be emailed on request).
I also confirm that the information provided by me is to the best of my knowledge true and I have no objections to the information being verified by whatsoever means are deemed necessary. I understand that the results of the findings will be forwarded to an appointed credit referencing agency, to the appointed agent and/or the landlord and may be accessed again should I apply for a tenancy agreement in the future. I agree that Patricia Shepherd Letting & Management may search the files of a credit reference agency, which will keep a record of that search. I also understand that no details of the search will be given to me by the letting agent and/or the landlord, but that I may request the name and address of the credit reference agency to whom I may apply for a copy of any information provided. I also confirm that in the event of my defaulting on this agreement that any such default may be recorded with the credit reference agency and may affect any future application for credit I make. I hereby acknowledge that the information provided above will be used to assess my application. I understand that should a tenancy be granted and information provided is found to be false that will be grounds for the landlord or his agent to terminate the tenancy. I agree to the information provided being stored on computer. I confirm that I am in a position to proceed with the tenancy should this application prove successful. I also confirm that I have received a copy of the ‘Tenant Fee Structure’ attached.
If the property is taken with joint tenants, it is important that you understand that each tenant will be jointly and severally liable for the tenancy. Therefore, if one of the named tenants decides to vacate the property prior to the expiration of the fixed term, then the other named tenant(s) will remain responsible for the full rent.
