What are the steps of the rental process?

We do our best to make the process simple and fast.

Once you have viewed a property that you would like to rent, you will need to pay a holding deposit equal to one weeks rent to take the property off the market. This is then put towards the first month’s rent. If a tenant withdraws from renting the property or gives false information to support their application, this deposit is non-refundable.

You will be required to complete an ‘Application For Tenancy’ and return to us as soon as possible. Once received, we will proceed to undertake the referencing process.

The references we require are employer, current / previous landlord, bank reference and credit check. If self-employed, then an accountant’s reference will be applied for. A Right to Rent check is also required by law.

If a guarantor is required (i.e. student), the guarantor will also need to complete an application form and the same references as above will be undertaken. These references are undertaken by a third-party referencing company.

The whole referencing process should take no more than 7 days from receipt of your returned forms.
