LET ONLY

Incorporates or ‘Let Only’ service plus…..

Taking a deposit from the tenant, and protecting this deposit under the requirements of Tenancy Deposit Scheme until the end of the tenancy when the property and contents have been checked.

Arrange and supply a detailed inventory and arrange for the check-in and check-out of tenants.

Liaise with service companies (electricity, gas, council tax & water), and advise them of the transfer of service contracts to the tenant at the beginning of each tenancy.

Tenancy renewal and negotiation of rental increases (fee applicable, please see listed fees).

Collecting the rent monthly and paying over to the landlord monthly (normally sent within 24 hours of collection) less any fees or expenses due or incurred for the period. Payments will be made by direct bank transfer and a detailed rent statement will be forwarded to the landlord.

Chasing any unpaid / late rents

Arrange an inventory check out at the end of the tenancy.

FULLY MANAGED

Incorporates or ‘Let Only and Rent Collect Service’ plus…..

Inspections of the property are carried out twice yearly and a detailed report is sent to the landlord (fees applicable)

Co-ordination of repair or maintenance including arranging for tradesmen to attend the property and obtaining estimates where necessary, supervising works and settling accounts from rents received.

Making payments on behalf of the landlord from rents received for costs in managing the property.

Hold keys throughout the duration of the tenancy.

Arrange an inventory check out at the end of the tenancy and negotiate with matters relating to wear and tear before the release of the tenant’s deposit (if required).

How do we ensure our clients are protected?

We are a registered member of the ARLA Propertymark Client Money Protection Scheme which ensures tenant monies are handled in the correct manner. Download a copy of our ARLA Propertymark Client Money Protection Certificate here.

We are also members of The Property Ombudsman, which is a redress scheme for consumer complaints.

  • Tenancy Renewal (Let only) £300+vat (£360)

  • Rent & Legal Protection (Added to standard fee) 2.5%+vat (3%) RC & FM only

(nil excess, £50,000 rent guarantee cover, £50,00 legal expenses)

 

  • Property Inspection £75+vat (£90.00)

  • EPC £95+vat (£114.00)
  • EICR £100-£225 + vat dependant on size of property
  • Gas Safe £95+vat (£114.00)
  • Representation deposit disputes £200+vat (£240)
  • Preparing court paperwork for eviction £200+vat (£240)

  • Issuing notice (section 21 / 8)  £50+vat (£60)
  • Key Cutting : £10.00 + vat (£12) plus cost of keys
  • Early termination (one months rent)
  • Referral to partnered estate agent on completion of sale £250+vat (£300)
  • Carbon Monoxide Alarm : £60+vat (£72)
  • Smoke Alarm £50+vat (£60)
  • Ad-Hoc staff attendance £50+vat (£60 per hour)
  • Out-of-hours ad-hoc staff emergency attendance after 6 pm/weekends  £75+vat (£90 per hour)
  • Refurb over £3,000 liaising/project management fee : 10% of works + vat
  • Inventory Table – Furnished (arranging free of charge)
